Brocklesby Road was my very first sale under the & Co brand, and I couldn’t have asked for a better experience to start this new chapter. The homeowner was an absolute gem to work with and became a friend through the process. And the buyer — a first-time buyer making the move from Fulham — was honestly one of the kindest, most genuine people I’ve had the pleasure of helping. It was a joy to bring the two together.
This one-bedroom flat ticked a lot of boxes: light-filled, cleverly laid out, and just a short walk from Norwood Junction station. With fast trains to London Bridge in under 15 minutes and easy access to Victoria, Clapham Junction, and even Gatwick, it’s a perfect spot for a busy London life — but in a neighbourhood that still feels grounded, green, and full of community spirit.
SE25 is a bit of a hidden gem, offering a lovely mix of quiet residential streets, big open green spaces like South Norwood Country Park, and a growing number of independent cafés and businesses. The buyer was looking for a place with a bit more space and personality — and this one delivered.
With a long lease, low ground rent, and a secure communal garden, this was a smart move for someone buying their first home. But it was also a reminder for me of what this job is really about: helping real people make big life changes with care and integrity.
